Houston at a Glance

The capital of Texas and one of the most economically diverse cities in the nation — here is what makes Houston unique for homeowners.

🏙️
Energy Capital of the World

Home to 26 Fortune 500 companies — more than any US city except New York and Chicago. Houston drives the global energy industry and is home to NASA Johnson Space Center, the Texas Medical Center, and the Port of Houston.

🏠
Affordable Compared to Austin/DFW

Houston median home value is $320K — significantly more affordable than Austin ($475K) or DFW ($380K). This affordability drives massive renovation investment as homeowners upgrade rather than relocate.

🌳
Gulf Coast & Bayou City

Houston is built on a flat coastal plain 50 miles from the Gulf of Mexico. Bayous wind through the city, humidity is year-round, and hurricane preparedness shapes how homes are built, maintained, and renovated.

🔨
Largest Metro by Area

Houston covers 10,000+ square miles — larger than some states. Master-planned communities like Katy, Sugar Land, and The Woodlands are practically cities of their own, each with distinct renovation markets and homeowner needs.

☀️
Hurricane & Flood Risk

Houston faces unique climate challenges: Gulf humidity year-round, hurricane season June–November, and catastrophic flooding events (Harvey, 2017). These drive specific renovation needs: moisture-resistant materials, elevated construction, and storm hardening.

🌮
The Most Diverse City in America

Houston has surpassed New York and Los Angeles as the most ethnically diverse major city in America. Over 145 languages are spoken. This diversity is reflected in neighborhoods, home styles, and renovation preferences — from Vietnamese-influenced design in Midtown to Tex-Mex ranch style in Katy.

📖 History of Houston

From bayou settlement to global energy capital — how Houston became one of America's most dynamic cities.

Houston was founded in 1836 by brothers Augustus and John Allen, who purchased 6,642 acres of land along Buffalo Bayou and named the city after Sam Houston, the hero of the Battle of San Jacinto. For a brief period, Houston served as the capital of the Republic of Texas before it moved to Austin.

By 1900, Houston had grown to 44,000 people. The city was a railroad hub and cotton trading center. The construction of homes during this era was adapted to the Gulf Coast climate — raised foundations to handle flooding, wide porches for ventilation, and materials that could withstand humidity.

The Spindletop oil gusher in 1901, just 80 miles east, transformed Houston from a regional trading town into the energy capital of the world. Major oil companies — Humble (now Exxon), Texaco, and Shell — established headquarters in Houston. The Houston Ship Channel, completed in 1914, connected the city to the Gulf of Mexico and turned Houston into a major port.

The population exploded from 44,000 in 1900 to 938,000 by 1960. Entire neighborhoods were built in this era: River Oaks (1920s), West University (1920s), Meyerland (1950s), and Memorial (1950s). Many of these homes are now 60–100 years old and represent the core of Houston's renovation market.

NASA's Johnson Space Center opened in 1963, bringing a wave of engineers and scientists. The Texas Medical Center grew into the largest medical complex in the world. Houston's population surged past 1.6 million by 1980.

The 1970s–1990s saw massive suburban expansion: Katy, Sugar Land, The Woodlands, and Pearland transformed from small towns into major suburbs. Master-planned communities with thousands of homes became the dominant development pattern. These suburbs — now 25–50 years old — are the epicenter of Houston's home renovation market today.

Houston became the most ethnically diverse major city in America, surpassing New York and LA. The population passed 2.3 million (6.7 million metro). The energy industry evolved to include renewables, and the Texas Medical Center expanded to employ over 100,000 people.

Then came Hurricane Harvey in August 2017 — the most destructive rainfall event in US history. Over 300,000 homes were damaged or destroyed. Harvey generated an estimated $125 billion in damage and permanently changed how Houstonians think about home construction: flood-proofing, elevated foundations, and water-resistant materials became standard considerations for every renovation.

The post-Harvey era has driven a construction and renovation boom that shows no signs of slowing. Homeowners who received insurance payouts often used the opportunity to upgrade entire homes, not just repair flood damage. This created a renovation culture that persists today.

Houston's housing market has been more stable than Austin's — median prices rose steadily from $240K in 2015 to $320K in 2026 without the dramatic spike-and-correction Austin experienced. New suburbs like Fulshear, Mont Belvieu, and Manvel continue to expand the metro footprint.

📈 Construction & Real Estate

Data-driven insights on the Austin housing and construction market.

Houston's housing stock has grown from approximately 500,000 units in 1970 to over 2.5 million units in 2026 — a 5x increase. Unlike Austin's concentrated boom, Houston's growth has been steady and relentless, decade after decade.

The metro adds approximately 100,000 new residents per year. Key growth corridors: Katy/Fulshear (west), The Woodlands/Conroe (north), Pearland/Manvel (south), and League City/Dickinson (southeast).

Houston's steady, moderate price growth (vs Austin's volatile swings) makes it one of the best markets in Texas for renovation ROI. At $320K median, most homeowners can add 15–25% in value through strategic kitchen, bathroom, and flooring upgrades.

The Heights — Houston's #1 renovation market. Early 1900s bungalows and craftsman homes are being restored and modernized. Property values have tripled since 2010.

Montrose — Eclectic, walkable, and diverse. Townhomes and bungalows from every era. Kitchen and bathroom remodels are the most common projects.

Katy / Cinco Ranch — The suburban renovation powerhouse. 1990s–2000s homes now need updated kitchens, bathrooms, and flooring. Strong ROI market.

Sugar Land / First Colony — Affluent master-planned community. Homeowners invest heavily in luxury kitchen remodels, bathroom upgrades, and outdoor living spaces.

The Woodlands — North Houston's premier community. Well-maintained homes where owners upgrade to high-end finishes: quartz countertops, hardwood floors, custom tile.

🌡️ Climate & Home Maintenance

How Austin's unique climate affects your home — and what to do about it.

Houston summers are defined by relentless humidity — often 90%+ relative humidity combined with 95°F+ temperatures. This creates unique challenges for homes:

Mold and mildew are the #1 enemy of Houston homes. Bathrooms, kitchens, and any area with moisture need proper ventilation, mold-resistant drywall, and quality exhaust fans.

Exterior paint must be formulated for high humidity. Standard latex paint can peel within 2 years in Houston. Premium moisture-resistant exterior paint is essential.

HVAC systems run 8–10 months per year in Houston, making energy-efficient windows, insulation, and attic ventilation critical renovation priorities.

Houston sits in the hurricane zone. While direct hits are rare, tropical storms and hurricanes bring catastrophic rainfall — as Harvey proved in 2017 with 60+ inches of rain in 4 days.

Smart Houston homeowners invest in: impact-resistant windows, reinforced garage doors (the #1 failure point in windstorms), elevated electrical panels, and proper drainage grading. These upgrades are both safety investments and strong ROI improvements.

Houston is the most flood-prone major city in America. The city sits on flat coastal clay that does not absorb water well, and the bayou system that drains the city was designed for a much smaller population.

For homeowners, this means: French drains, proper yard grading, sump pumps, flood barriers, and in many cases, raising the home's foundation above the base flood elevation. Post-Harvey, the city now requires new construction and major renovations in flood-prone areas to meet higher elevation standards.

Houston sits on expansive "gumbo clay" — one of the most challenging soil types for construction. This clay swells dramatically when wet and shrinks when dry, causing foundations to shift, crack, and settle unevenly.

Foundation issues affect an estimated 40% of Houston homes over 20 years old. Signs include cracking drywall, sticking doors, and uneven floors. A foundation inspection should be the first step before any major renovation in Houston.
